A Texas Society of Professional Surveyors (TSPS) Land Title Survey is defined in the TSPS Manual of Practice as a survey of real property performed by a Registered Professional Land Surveyor to be used by a title insurer for the purposes of insuring title to real property. This is a common type of survey required by title insurance companies to approve a property for title insurance during a sale of real property. This is a survey that is a comprehensive examination and reporting of significant factors affecting a tract's boundary lines, right-of-way lines and easements. The title survey includes details not normally gathered for a traditional boundary survey.
