An Easement is defined as the right in which the public or an individual has in the lands of another. This only gives the right to use the land for a specific use. Most utility companies require an easement for their utility lines to be created and recorded before they will physically build their lines in the ground. Common private easements are electric line easements, gas line easements and private access easements. Other common easements that may be required by a municipality for development of a property are public access easements, firelane easements, waterline easements, wastewater or sewer line easements and drainage easements.
